How is the Canyon Lake real estate market holding up? (Updated:4/10/12)

Above is a non traditional measure (septics) we use to gauge the strength of the general real estate market and more specifically new construction in Canyon Lake, TX and Comal County.  

Here is the same chart without smoothing. We are running at about half the level we were at the peak.

Leading indicator?  

The above chart is my prediction of future new construction activity. The solid line represents actual installed septic systems.  The dotted line is my prediction over the coming months. I missed back to back months pretty big.  It looks like the market for new homes should hold up.

Cost of construction?

The above chart is extracted from Comal County floodplain searches.  The blue line confirms other measures of a general slow down in new home activity, however we are slowly recovering.  The red line is more interesting.  It shows a substantial increase in the cost of homes.  We had a slight down turn. 

I love this next chart.  The increase in home costs are primarily driven by a greater percentage of larger new homes being built as shown below.  In fact, we made ANOTHER new low in affordable housing at just 120 (down from 130 last month) built over the last year which is only 25.3% (down from 28%) of new homes built.  Compare that to the peak!  There has been no bounce in affordable new housing despite record low interest rates.

    

Jernigan Homes performance....  

Given the projected slow down, we decided to back off a bit on new home starts. We did start new homes in September, October and January.  We also just purchased two nice lots in Rocky Creek Ranch.


Neighborhood Activity?  

This charts shows the most active neighborhoods in Comal County.  No real change here.

The following chart shows the estimated cost of the most active neighborhoods.  There has been a surge in upscale neighborhoods year over year.  The more affordable homes have declined year over year.
